Fisher & Paykel Global Headquarters
Magnedure provides the robust flooring substrate for a landmark mass timber workplace.
Magnedure 19mm MgO flooring board was used throughout the new Fisher & Paykel Appliances Global Headquarters in Auckland as the structural fixing layer within the SoundDown™ Legato acoustic flooring system. The three-storey, 10,000m² mass timber building features extensive exposed CLT, glulam and LVL, making acoustic performance and the integration of building services key considerations in the floor design.
Installed over SoundDown’s raised acoustic batten system, Magnedure provided a strong, stable flooring substrate while helping form an acoustic floor assembly, achieving a tested performance of up to STC 66dB and IIC 60dB. More than 6,000m² of the flooring system was installed across the project, demonstrating how Magnedure can be successfully integrated into large-scale mass timber construction where structural performance, acoustics and practical installation all need to work together.
90 Devonport Road, Tauranga
Magnedure supports acoustic, fire and sustainability goals in mass timber construction.
Magnedure flooring board was used as the structural top layer of the SoundDown™ Tranquillo acoustic flooring system at 90 Devonport Road, an eight-storey, 10,400m² mass timber office building in central Tauranga. Designed by Warren and Mahoney and constructed by L.T. McGuinness, the project achieved a 6 Green Star Design and As Built rating and required a floor solution that could deliver strong acoustic performance while complementing the building’s extensive timber structure.
Magnedure’s non-combustible magnesium-based construction was particularly valuable on the project, helping reduce the overall combustible load and allowing designers greater freedom to leave timber columns, beams and ceilings exposed. Installed over the raised SoundDown acoustic batten system, Magnedure also provided a solid, stable flooring surface as part of an assembly delivering tested performance of up to STC 66dB and IIC 60dB. The result is a quiet, robust floor system well suited to the demands of large-scale mass timber buildings.
Arvida Bethlehem Shores, Tauranga
Magnedure helps create quiet, comfortable floors for sustainable retirement living.
Magnedure flooring board was used within the SoundDown™ acoustic flooring system at Arvida Bethlehem Shores, a major new care and apartment development overlooking Tauranga’s inner harbour. The four-level building forms part of Arvida’s established Bethlehem Shores community and combines independent apartments, care accommodation and extensive shared amenity spaces within a highly sustainable Cross Laminated Timber (CLT) structure.
In a building designed around comfort, wellbeing and long-term liveability, controlling noise transfer between floors was an important part of the flooring design. Magnedure provided a strong, stable substrate within the SoundDown acoustic system, helping create solid-feeling floors while supporting the acoustic separation required between residential and communal spaces. Its suitability for mass timber construction also made it a natural fit for a project focused on durable, sustainable building materials and achieving a 7 Homestar Built Rating.
